Capital Gains Tax Advice

Selling property, shares or crypto? We calculate your capital gain or loss accurately, apply the concessions you're eligible for and explain the tax impact before you lodge.

Overview

How we can help

Capital gains tax (CGT) isn't a separate tax — a net capital gain is added to your assessable income and taxed at your marginal rate. Getting the calculation right depends on accurate dates, cost-base records and the right concessions.

We work through each disposal, reconstruct the cost base where records are incomplete, apply discounts and exemptions where they're available, and carry forward any capital losses correctly.

Good to Know

Key things to know

  1. 01

    The 50% discount

Individuals and trusts can generally reduce a capital gain by 50% if the asset was held for at least 12 months. Companies aren't eligible for the discount.

  2. 02

    Contract date matters

For property, the CGT event generally happens on the date you enter the contract of sale — not on settlement — which can determine the financial year the gain falls in.

  3. 03

    Crypto is a CGT asset

Disposing of cryptocurrency, including swapping one coin for another, is generally a CGT event that needs to be reported.

FAQs

Common questions

General information only. Your circumstances may differ — contact us for advice specific to you.

Do I pay CGT when I sell my home?

Generally not, if it was your main residence for the whole time you owned it. A partial exemption may apply if it was rented out or used to produce income for part of that time.

Can capital losses reduce my salary income?

No. Capital losses can only be offset against capital gains. Unused losses are carried forward to future years.

I've lost my purchase records. What can I do?

We can often reconstruct the cost base from contracts, settlement statements, broker statements or exchange records. The sooner we start, the easier it is.
